News Synopsis

India’s commercial real estate market is evolving, with office, retail and warehousing sectors creating new institutional investment opportunities, supported by expanding demand, infrastructure development and stronger investment frameworks.

India’s Commercial Real Estate Market Enters a New Growth Phase: JLL

India’s commercial real estate sector is witnessing a significant transformation, with office spaces, retail properties and warehouses emerging as promising investment destinations. According to a report by property consultancy JLL, titled A Decade of Change: The Institutionalization of Commercial Real Estate in India, the market is entering a more mature phase, offering fresh opportunities for institutional investors.

The report highlights how institutional participation has strengthened over the past decade, while changing market conditions are creating new possibilities across major commercial property segments.

Institutional Investment in Indian Commercial Real Estate Reaches ₹7.41 Lakh Crore

India’s commercial real estate sector has attracted approximately ₹7.41 lakh crore (US$78 billion) in institutional investments since 2014. The office segment has remained the largest recipient, accounting for around 46% of the total capital invested.

Despite a decline in capitalisation rates, the sector continues to offer attractive return prospects. JLL noted that commercial real estate investments can generate double-digit unlevered internal rates of return (IRR) over a typical five-year investment period.

Between 2016 and the third quarter of 2026, capitalisation rates declined across all three major segments:

  • Office: 270 basis points

  • Retail: 320 basis points

  • Warehousing: 250 basis points

With capitalisation rates reaching historically low levels, future investment performance is expected to depend more heavily on rental income growth, careful property selection and operational improvements.

Office Real Estate Offers Opportunities Through Expansion and Repositioning

The office market continues to provide significant investment potential, supported by a large institutional-grade property base and demand from multinational companies.

India’s Grade A office stock expanded from 439 million square feet in 2014 to 952 million square feet in the third quarter of 2026. The country also has approximately 500 million square feet of institutional-grade office inventory.

Additionally, nearly 200 million square feet of non-premium office properties could offer opportunities for investors interested in upgrading and repositioning existing assets.

Global Capability Centres (GCCs) have played an important role in supporting office demand. According to JLL, GCCs accounted for more than 40% of office leasing activity in India over the past decade.

This expansion of high-quality office space, combined with demand from global businesses, is expected to support investment opportunities in the segment.

Retail Real Estate Presents Acquisition Opportunities

India’s retail property market also offers considerable scope for institutional investors, particularly through the acquisition of existing assets.

JLL estimates that around 60% of the country's nearly 50 million square feet of premium retail stock remains under non-institutional ownership.

This ownership structure creates opportunities for institutional investors to acquire retail properties and potentially improve their management and operational performance.

As the retail property market develops, professionally managed assets could become increasingly important for investors seeking stable rental income and long-term growth.

Warehousing Investment Gains Momentum in India

The warehousing sector has emerged as another major destination for institutional capital, supported by changing supply-chain requirements and growing demand for organised logistics infrastructure.

According to JLL, investments in warehousing increased by 467% after the pandemic, reaching ₹41,822 crore (US$4.4 billion).

The sector's development pipeline currently stands at approximately 324 million square feet. Around 77% of this upcoming supply is expected to comprise Grade A warehousing facilities.

The expansion of organised logistics infrastructure and the development of modern storage facilities are creating opportunities for investors looking to participate in India's growing warehousing market.

REITs and Infrastructure Development to Support Future Investments

JLL expects India's commercial real estate market to benefit from continued infrastructure development, urbanisation and broader economic expansion.

The development of Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) is also expected to strengthen the investment ecosystem by providing more established exit opportunities for institutional investors.

As the market matures, investment returns are likely to depend increasingly on the ability to identify quality assets, improve operational efficiency and generate consistent rental income.

Conclusion

India’s commercial real estate sector is gradually moving towards a more institutionalised investment environment. With office, retail and warehousing assets offering fresh opportunities, supported by infrastructure growth and stronger exit mechanisms, the market is positioned to attract long-term institutional capital.
