Birla Group Completes a Magnificent Multi-Crore Acquisition In Mumbai's Real Estate Market

News Synopsis

BGH Properties, a division of the Aditya Birla Group, paid more than Rs 220 crore for a home in one of Mumbai's most affluent neighborhoods. The expansive bungalow features covered garages, a gross built-up area of almost 70,000 square feet, and a constructed area of around 19,000 square feet.

Zapkey.com was able to get the records that show BGH Properties paid Rs 13.20 crore in stamp duty for the registration of the April 10 sale. The ground plus two-story Sunny Ville Home, located on South Mumbai's Carmichael Road, spans roughly half an acre, according to a ToI report.

A Deed of Transfer has been used to complete the transaction. According to reports Ernie Kharshedji Dubash a Parsi Woman owned the half-acre property before she passed away in 2013.

Through the remaining executors of Ernie Kharshedji Dubash's Testament, Darious Sorab Cambatta, Cyrus Soli Nallaseth, Adi N Palia, Chetan Mahendra Shah, and Adi Hirji Jehangir, BGH Properties has now bought the bungalow from the estate of Ernie Kharshedji Dubash. According to reports the sale's revenues would go towards philanthropic endeavors.

The most recent acquisition is another high-profile property that Kumar Mangalam Birla head of the Aditya Birla Group has acquired in Mumbai.

The sea-facing Villa Jatia House was purchased by the multibillionaire businessman in September 2015 in India's largest-ever real estate transaction. The two-story palatial residence in the city's Malabar Hill neighborhood cost Birla Rs 425 crore. The BGH Properties-purchased new cottage is not too distant from Jatia House.

The posh South Mumbai neighborhoods of Altamount Road, Carmichael Road, Nepean Sea Road, and Malabar Hill have seen a number of high-profile Real Estate Transactions during the past several years.

The who's who of India Inc. and other well-known celebrities have started purchasing bungalows in the billionaires' area for their own usage.

The US Consulate's two-acre Grade III House, Lincoln House, Near Breach Candy, went up for sale in 2015, with vaccine entrepreneur Cyrus Poonawalla coming in as the top bidder for Rs 750 crore. The Godrej family paid Rs 372 crore in 2014 to purchase Mehrangir, Homi Bhabha's Malabar Hill Home.

The most expensive home purchase was made in April 2021 when D-Mart founder and Billionaire Businessman Radhakishan Damani paid Rs 1,001 crore for an estate in Malabar Hill.
